Steamboat Landing Subdivision

On Tuesday, February 11th the Flathead County Commissioners approved the application for the Steamboat Landing Subdivision. The project calls for 252 residential units on over 60 acres behind Somers Middle School. 180 of those will be single-family homes and the other 72 will be condo units. The subdivision will be next to the old Burlington Northern Superfund Site.

June 5, 2024 Update

 On June 4, 2024, the Flathead County Commissioners determined that additional information provided is considered new information.  Due to this determination by the Commissioners, the Flathead County Planning Board will be holding a subsequent public hearing on July 10, 202,4 at 6:00 pm to consider only the new information provided. Members of the public will be able to address their concerns regarding only the new information at this public hearing.  Once the public hearing on the new information has been closed, the Flathead County Planning Board will review the proposal in its entirety. Steamboat Landing is adjacent to the BNSF Somers Superfund site. New information submitted pertains to the  proximity of the subdivision to the superfund site. You can review the new information on our website under Local Issues or on the  Flathead County Planning & Zoning Department's website.  If you have any expertise pertaining to environmental issues such as this or with hydrology, we encourage you to reach out to us. The Somers residents would be grateful!

Flathead County Planning Board Meeting March 13, 2024

6pm, 2nd floor conference of the South Campus Building, 40 11th Street West, Suite 200, Kalispell

Individuals who wish to make public comments are encouraged to send in comments via email before the meeting 

( planning.zoning@flathead.mt.gov ).  Any comments that have been received after board packets, will be given to the board members the night of the meeting


Agenda Item F:
Public Hearings: The Flathead County Planning Board will hold a public hearing on the following agenda item(s).  Following the hearing and Board discussion, the Board may make a recommendation to the Board of County Commissioners for final action:


  1. FPP-23-22A request by Somers Project, LLC and Somers Property, LLC, with technical assistance from Morrison-Maierle for preliminary plat approval of Steamboat Landing, a proposal to create 180 single family residential lots and 5 condominium lots on a 63.59-acre property.  The condominium lots would include a total of 72 units.  The proposed subdivision would be served by  the  Somers  Water  &  Sewer  District.    Access  to  the  proposed  lots  would  be  from  new  internal  subdivision  roads  via Sunnybrook Lane and Somers Road.  The property is located at 603 Somers Road, Somers, MT

Steamboat Landing

Steamboat Landing is a proposed 252-unit subdivision on 63 acres located in Somers. The application will appear before the planning commission on March 13th, 2024 at 6:00 pm. The meeting will be held at 40 11th St. West, Suite 200 in Kalispell. The plan includes 180 single-family residential lots with 5 condominium lots which would include a total of 72 units.


There is time for public comment, it is highly encouraged to attend if you have concerns or want more information.

This will directly impact the Somers Lakeside School District. At this time each building in the district has room for 40 more students, or 80 total district-wide. The superintendent expects at least 250 students from the subdivision and would need to run a bond to support the new students. 


The Traffic Impact Study has determined that the increase in traffic would be over 2,700 car trips per day, split between Somers Road and School Addition Road. 


This could impact the waterfowl production and Somers Beach State Park as well.
